Seven reasons why landscaping is good for business

As the owner or manager of a commercial property, you know there are a lot of variables that determine its value. Some of these factors, like current market conditions, you can’t control… but there are many that you can, with the most significant being how your property is perceived by potential tenants and customers.

Everyone knows the power of curb appeal. A beautiful, well-tended property has more perceived value than one that has been neglected, and people are willing to pay a premium for living, working or shopping there.

But a beautifully landscaped property has other benefits that go beyond curb appeal. Here are seven reasons you should consider landscaping your commercial property.

1. Attract customers and tenants.

When I see a property where the grass hasn’t been mowed in weeks and weeds are taking over the flower beds, my first thought is: “these people don’t care about their business.” And if they don’t care, why should I? 

Residential tenants want a beautiful place to live. Commercial tenants want a property that will entice people to shop at their stores. Customers are looking for a great experience. 

Great landscaping can give them what they’re looking for.

2. Be memorable!

With the surge in internet shopping, brick-and-mortar businesses are seeing more competition than ever. Even if your product or service can’t be accessed online, you can bet potential customers and tenants are checking you out there before even heading out to your property — so be memorable!

The impression your property makes when someone arrives at your front door is vital to the health of your business, either drawing people in or pushing them away. People are attracted to beautiful things, and beautiful businesses are no exception.

3. Earn premium rental rates.

When you spend money on landscaping and other aesthetics throughout your property, people are willing to pay more for the privilege and prestige that comes with living, working or shopping there. 

It’s why people spend so much on five-star resorts — the value of spending time surrounded by beauty justifies the expense.

4. Reduce your risk of liability.

As a commercial property owner or manager, you have a lot of responsibilities — like making sure people are safe while on your property.

Broken pavers, potholes in the parking lot and insufficient lighting make it unsafe for people to navigate your property, increasing the risk of slip-and-fall accidents, especially during the winter months. And not pruning trees or checking them periodically for damage could have serious (even fatal) consequences.

5. Save on energy bills.

The proper selection and placement of plant materials have a direct impact on a building’s operational costs and can lower heating and cooling costs by as much as 25 percent while creating a healthier environment. 

Strategically placed trees provide shade from the sun and shelter from the wind — and during the heat of summer, grass can be up to 30 degrees cooler than asphalt or concrete. 

How you maintain your landscape is important too — a poorly designed irrigation system wastes water and can put a huge dent in your budget (if a leaky tap can increase your water bill by a few hundred dollars, imagine what a leaky irrigation line will cost!). To save on your electric bill, replace outdated lighting with a professionally designed system using LED lights.

6. Increase your property value.

A well-landscaped property increases the value of commercial properties in more ways than one. 

Obviously, people will pay more for a property that is in good repair, but all of the other benefits mentioned above combine to add to its value too.

7. Increase well-being and health.

Plants absorb pollutants, help reduce noise levels and (if you plant some nice thorny bushes) can help reduce break-ins in vulnerable areas — all parts of a safe and secure environment. 

A beautifully landscaped property makes time spent outside more enjoyable, lowering stress levels, reducing anxiety and improving attention span. It also shows employees you value them and contributes to positive company culture. Having a pleasant space to take breaks is great for morale, too — sitting under a shady tree surrounded by flowers and shrubs is far better than squatting on a milk crate out back beside the garbage cans!
